With that in mind, when you need flat roofing services in Sarasota or Manatee Counties, give Bringman Roofing a call. With over 46 years of experience, we know flat roofing inside and out.
Signs That your Flat Roof Needs Repair Services
Understanding the signs that your flat roof needs repair services can save you a great deal of money. Not only can a damaged roof cause structural damage, but it can cause additional problems if not repaired in a timely manner. For that reason, it is important to keep an eye out for signs that your flat roof is leaking or damaged.
Roof Leaks
As mentioned earlier, roof leaks are a common problem with a flat roof. Because the roof is flat, it can be hard to pinpoint the source of the leak. Additionally, leaks that are not repaired quickly can damage not only the roof, but also the ventilation and ac systems..
Ponding of Water
Unattended ponding of water can result in problems. Not only can it break down the roofing material, but it can also cause leaks.
.
Sun Damage
Most roofs in Florida take a beating from the sun. In fact, the sun can cause warping and cracking. In other words, excessive heat can cause cracks, allowing rain to penetrate the surface. Which can lead to mold growth, leaks, stains, and electrical hazards..
Storm Damage
In Florida, hurricanes and tropical storms are a threat and damage roofs. However, strong summer thunderstorms can also damage flat roofs. If your flat roof has been damaged in a storm, you need to have it inspected and repaired as soon as possible.

Types of Flat Roofing
There are basically 3 types of flat roofing and Bringman Roofing can help you make the right choice based on your specific needs.
TPO Membrane or Single-Ply
This is one of the most popular flat roofing options. In short, TPO roofs offer a longer life expectancy than other flat roofs. This type of flat roof consists of a single ply of rubber or plastic. Both of which are durable. In fact, the seams of the material are heat welded together. As a result, a watertight, energy-efficient bond is formed. Not only do TPO roofs come in a variety of colors, but they are also reflective. In other words, heat is repelled, saving money on energy costs.
Modified Bitumen Roofing
Installing a modified bitumen roof comes without a lot of the mess associated with installing built-up roofing. These roofs consist of a flexible asphalt like material with a mineral top coating. The top coating is rolled into sheets from 3 feet wide up to 36 feet in length. Then installed over a base sheet membrane material that provides insulation and helps prevent leakage.
Built-up Roofing (BUR)
Another flat roofing option is built-up roofing. This type of roofing has many layers. The bottom layer consists of one or more layers of insulation board. In short, the bottom layer helps support the remaining layers. Multiple layers of tar or asphalt are then placed on the insulation board, alternating with layers of roofing felt. These layers are then topped off with a layer of gravel. The result is a thick, strong roof that is ideal for commercial usage but rarely used in residential construction.
